Good listening makes for good design. Developing the program is the most important first step to creating a home that really meets the client's wants and needs and in-depth discussion between client and architect is essential. As thoughts emerge and ideas are exchanged, the architect begins to define a program that he can take to the design board.

Having the initial design on paper affords the clients the first opportunity to see their dream taking shape. Possibilities, alternative solutions, and modifications are discussed at this stage, allowing the architect to further develop the design. Cost of construction, material selections, and site orientation are discussed to help all parties stay within the scope and balance of the project.

Factoring costs into the program furthers the process of developing the design. Construction documents (i.e., drawings and specifications) follow in an orderly manner. At every step, we keep the client informed and involved.

Releasing construction documents for bidding is the next phase in the design process. Contractors, appropriately suited for the project at hand, are solicited to provide competitive bids for the home's construction. The client and architect review the bids to select the best contractor to perform the work.

During the construction phase, the architect works as the client's agent to verify the accuracy of the drawing interpretation, so that what is designed is actually built. A final "punch list" inspection is performed to ascertain that the home is ready for occupancy and that finally, the dream has come to fruition.
